DAI, Utah’s foremost land developer, is re-establishing its Homebuilder division and is now hiring the management team. DAI owns and/or controls over 9,000 residential lots in Utah. We are looking for great leaders to join the team early on to help form the direction and culture of the organization.
We are currently searching for a Director of Purchasing. In this role, the right candidate will be instrumental in the selection and implementation of the operating platform, product development, building the purchasing team, and establishing a “can do” culture.
Position Responsibilities
- Teach purchasing and estimating team skills that will lead to successful execution.
- Support and motivate teams to assure positive attitudes and team comraderie.
- Manage staff through clear expectations of outcomes and hold team members accountable for character and actions.
- Assist President/Operating Team in refinement of existing home plans and development of new home plans.
- Coordinate with Architectural Team (external/internal) with refinement and development of home plans.
- Maintain current contracts for all trades and subcontractors ensuring that all State credentials to operate as a subcontractor and/or supplier are current and valid at all times of engagement.
- Develop and maintain scopes of work for each trade to be included as part of the contract documents.
- Define, specify, and purchase the standard materials, products, and equipment to be installed in all homes.
- Purchase and maintain a database of standard labor and material costs for each base plan in the library and apply in operating system (currently being selected).
- Purchase and maintain in operating system all costs for structural options for each base plan.
- Purchase and maintain in operating system a database of costs for all options and selections.
- Research and contract with suitable Trade Partners that can provide competitive pricing in support of construction operations, and in sufficient quantity to support the developing Business Plan for SFD and MFA products.
- Manage estimating resources to provide unit quantity data of take-off driven construction items.
- Negotiate unit pricing for labor and material components using Pole Canyon, Master Plan Community, volume as leverage to always achieve at or below market costs.
- Be proactive in making cost adjustments to items that are subject to market fluctuation, such as, lumber, drywall, roofing, concrete, etc.
- Research and recommend products that lower cost and/or improve the performance of the finished home.
- Communicate with and get feedback from the Construction Team regarding product and labor performance. Make changes quickly to provide continuity for Construction in support of the Business Plan.
- Define and manage additional Project specific costs in operating system. Conduct site audits periodically (personally or team) to verify compliance with standard specifications/scopes of work.
- Report any anomalies with contracts. Regularly verify integrity of base plans – coordinate the redline process and purchase changes.
- Provide Project-level Base House cost (DCSF) changes each month and summarize variances from the Business Plan.
- Provide cost-variance reporting (VPO) each month with explanation of main trends.
